Bruce, thanks for the comment. I would like to see the IRR calculation on that. My guess is it is far less than you would think if you include all the related expenses. Owning can be a better financial decision than renting, for sure, but mostly because it is “less bad”. Mistakenly thinking owning a house is investing causes people to buy bigger and more expensive houses than they need, which prevents them from making real investments with much higher rates of return. Turning a house you live in to a rental property is likely to boost your return by 10 or 20 times. That is 1000% or more. The difference is night and day.
