David, yes, unfortunately there are unethical people of all walks of life, both landlords and renters. I believe that by taking good care of my tenants, they will stay longer and take better care of the property, so it is a win-win for both of us. But not everyone will have that attitude. Same goes for renters, of course, I’ve had a house given back to me where the new carpet smelled like urine, the walls needed re-painting, etc after just one year. Security deposit only covered about 1/4 of the money I had to put in to fix it up for the next renter so that they could enjoy a nice house. I’ll never get that money back, and I have no recourse (except a lawsuit that would cost more than I would recover). Fortunately it was an isolated incident as most of my tenants are great people. I’ve been a renter too and seen both sides, so I want to make people aware that the problems cut both ways. It’s not like all landlords are slime and all tenants are great people. There are good and bad people on both sides.
