Good discussion. I stopped buying in 2020 as everything shut down and then prices started jumping. Fortunately rents are now starting to jump, so the properties I do have are making more cash flow. Increased rates should flatten or even bring prices down a bit, but higher prices make the numbers harder to work out. We’ll see how rents move compared with prices, but my focus has shifted to private deals with sponsors that buy apartment complexes.
