Good overview, Alex. I agree with most of your points but wanted to state the the prudent use of leverage to invest in stable assets like real estate can build wealth faster than only using cash. There is a difference between consumer debt (bad debt) and investment debt (good debt). But it must be used with caution, so people need to get educated first before trying.
