Have you calculated the return? And included all the associated costs of living there beyond just PITI? I bet the return is not as high as you think, as most people ignore the costs. And the past 2 years have had record appreciation, unlikely to repeat. I know, I have several rentals and made a killing. But in rentals tenants pay all my expenses. The returns are significantly better than a personal residence, often by an order of magnitude.
