Jay, yes, I don’t believe rent controls solve the problem. They are a bandaid that makes the situation worse. The way to have lower rents is to have more housing, aka more competition for renters. Cities that enact rent control end up strongly discouraging developers to build more units. It is great for people lucky enough to already have a place, but it makes it worse and more expensive for new residents or those looking to move. Much better in my opinion to encourage development to get more units on the market. It gives renters more choice and helps keep rents down. Rent control is good for the politicians looking for votes, but bad for pretty much everyone else.
