Ryan, thanks for reading and asking a question. I do include townhouses. One of my properties is a townhouse. There are lots of ways to do it, it depends on your area and what works. Duplexes, etc are all potential investments. Gotta run the numbers and check out a lot to make sure you know what you are getting.
